Payment free weeks
Information on when the payment rent weeks lie each year
Rent payment is always due in advance. Please be aware that some tenancy types may not have payment free weeks. Your tenancy agreement will explain whether you do or do not have them.
This year is slightly different
There are 52 weeks in a normal year, but every five to six years, there are 53 Mondays in a year instead. This financial year, starting Monday 1 April 2024, is one of those years.
It means there is an extra week of rent to pay this year.
If you normally pay rent for 48 weeks a year, you will have 49 weeks to pay this year. Of the 53 weeks in the 2024/25 rent year, four are ‘rent free’ weeks and 49 are payable weeks, as you can see from the rent calendar below.
If you normally pay rent for 52 weeks a year, you will have 53 weeks to pay this year.
If you pay by direct debit, you don’t need to do anything. We calculate this for you and adjust your payments accordingly.
Please pay your weekly rent as usual from 1 April 2024.
You need to adjust your monthly payments.
To calculate how much rent you should pay each month, multiply your rent by the number of weeks and then divide it by 12. For example:
If you normally pay rent for 48 weeks a year and you weekly rent is £100: £100 x 49 divided by 12 = £408.34 per month.
If you normally pay rent for 52 weeks a year and your weekly rent is £100: £100 x 53 divided by 12 = £441.67 per month.

If you receive Universal Credit, the Department for Work & Pensions will NOT cover the extra week. You will need to pay it.
The only way to avoid falling into arrears is by paying a little extra each week or month to ensure your rent is covered.
This applies even if Universal Credit pay us directly for your rent from your claim. They will still not pay for the extra week and you will still need to pay this yourself.
